Natural Light, Fitted Properly
A roof light can transform a dark loft, landing, kitchen or extension, but only if it is fitted and weatherproofed correctly. Most leaks around roof windows come from poor flashing or a worn seal, not from the window itself.
As roofers, we fit roof lights as part of the roof, not as an add-on. That means the opening, the flashing and the roof covering around it are all done together, so the finished job keeps the weather out.
Types Of Roof Light We Install
We work with all the common types:
Velux roof windows
Roof windows for pitched roofs in loft conversions, landings, bathrooms and extensions.
Keylite roof windows
Keylite roof windows fitted and flashed to suit slate or tile roofs.
Sun tunnels
Light tunnels that bring daylight into dark rooms, hallways and landings without a full window.
Built-up skylights
Built-up and flat roof skylights set into flat roofs on extensions, kitchens and outbuildings.
Replacement roof lights
Swapping an old, leaking or misted roof light for a new one in the same opening.
Flashing and seal repairs
Re-flashing and resealing roof lights that leak, where the window itself is sound.
What We Can Help With
Typical skylight and roof light jobs:
- Supplying and fitting a new roof window in a pitched roof
- Fitting a roof light into a new extension or flat roof
- Installing a sun tunnel in a landing, hallway or bathroom
- Replacing an old or leaking skylight
- Re-flashing and sealing around an existing roof light
- Fitting roof lights as part of a new roof or re-roof
Why Roof Lights Leak
Most skylight leaks are traced to the flashing, the seals or the roof covering around the window rather than the glass. Slipped tiles or slates, worn lead or aluminium flashing, failed sealant and blocked gutters feeding water into the area can all play a part.
We inspect the whole area around the roof light, not just the window, so the repair fixes the cause. In some cases the window can stay and only the flashing needs redoing. In others, replacing the roof light is the better option.

Frequently Asked Questions
What types of roof light do you install?
We install roof windows such as Velux and Keylite, sun tunnels and built-up skylights for flat roofs, and we can replace or repair existing ones.
Why is my skylight leaking?
The most common causes are worn flashings, failed seals, slipped tiles or slates around the window, and blocked gutters. Often the window itself is fine. We inspect the whole area to find the real cause.
Can you repair a leaking roof light without replacing it?
Often yes. If the window is sound, re-flashing and resealing can solve the problem. If the roof light is old, damaged or misted, replacing it may be the better option, and we will tell you honestly which applies.
Can you fit a roof light in a flat roof?
Yes. We fit built-up skylights into flat roofs on extensions, kitchens and outbuildings, and we can build them into new flat roofs.
What is a sun tunnel?
A sun tunnel is a light tube that brings daylight from the roof into a room below, which is useful for landings, hallways, bathrooms and other areas where a full window is not practical.
Do you offer a guarantee?
Yes. We give a 12-month workmanship guarantee on repairs, including re-flashing and resealing, and a 10-year workmanship guarantee on new roof lights and replacements.
Do you offer free quotes?
Yes. Our quotes are free and without obligation. You can send photos with your enquiry to help us give you a clearer idea.
