What A Moisture Meter Actually Measures
The hand-held meters commonly used on site measure an electrical property of the material – resistance or capacitance – that tends to correlate with moisture content in many cases. They don’t directly measure how much water is actually in the wall.
That distinction matters, because plenty of things other than genuine dampness can affect the reading: certain salts, foil-backed plasterboard, metal fixings, and even some paints and plasters can all push a reading higher than the wall’s true moisture content.
