Is Rising Damp Real?
Yes. Rising damp happens when moisture from the ground moves upwards through a porous material – brick, stone or mortar – by capillary action, in the same way a paper towel draws water up from a dish. A damp-proof course (DPC) is built into most properties specifically to interrupt this movement.
Genuine rising damp does occur, particularly where a DPC has failed, was never installed, or has been bridged. What it isn’t, is the automatic explanation for every damp patch near the bottom of a wall.
Why It’s So Often Over-Diagnosed
In 2022, RICS, Historic England and the Property Care Association (PCA) jointly published a position statement on investigating moisture in traditional buildings – a framework that Cadw and several other UK heritage bodies have since adopted for older, solid-walled properties. Its central message is straightforward: moisture is present in nearly all buildings to some degree, and its presence alone doesn’t make a building “damp,” let alone confirm rising damp specifically.

Part of the problem is the tool most commonly used to check for it. Electrical moisture meters measure electrical resistance, not water content directly – and older plaster often contains hygroscopic salts (left behind by historic dampness, previous fireplace use, or building materials) which conduct electricity and can produce a high reading whether or not the wall is currently wet. A meter reading on its own, in an older property, can be genuinely misleading.
The statement’s message, and the reason we take the same approach: treating the wrong cause wastes time and money, and can sometimes make the underlying problem worse rather than better.

A damp patch at low level can look identical whatever the actual cause. The usual alternatives to genuine rising damp include:
Bridged DPC
Raised ground levels, paving, render or debris bypassing an otherwise sound damp-proof course.
Blocked Air Bricks
Restricted sub-floor ventilation increasing moisture levels near the base of a wall.
Leaking Pipes Or Drains
A hidden leak close to or beneath a wall can mimic rising damp closely.
Condensation
Moisture from indoor air condensing on a cold surface, unrelated to ground moisture entirely.
Salt-Contaminated Plaster
Historic dampness can leave salts behind that keep attracting moisture long after the original cause is fixed.
High External Ground Levels
Flower beds, paths or patios built up against a wall, well above the damp-proof course.
How It’s Actually Diagnosed
A proper investigation follows a staged approach – a non-invasive inspection first, with anything more invasive only carried out if it’s genuinely needed:
Check external ground levels, paving and planting against the wall.
Check the existing DPC and whether anything is bridging it.
Check air bricks, sub-floor ventilation and nearby drainage.
Consider condensation, ventilation and the internal environment.
Only then treat a moisture meter reading as supporting evidence, not proof on its own.
