When It’s Condensation, Not Damp
Condensation happens when warm, moist air meets a colder surface – an external wall, a window, a cold corner, or the space behind a wardrobe or sofa – and the moisture in the air turns to water. It’s one of the most common causes of “damp” problems inside properties, and it isn’t fixed by treating the wall for rising or penetrating damp.
Installing damp-proofing won’t solve condensation. The moisture is coming from inside the property, not through the wall.
Dealing with it properly means looking at moisture production, ventilation and cold surfaces together – not just wiping the mould off and hoping it doesn’t come back.
Signs Of A Condensation Problem
Common signs include:
See our Damp Proofing overview for how these signs can also point to rising or penetrating damp instead, or read our full guide: Condensation & Black Mould Explained.
What Causes It
Moisture Production
Everyday activities – cooking, showering, bathing, drying clothes indoors and even breathing – all add moisture to the air inside a property.
Cold Surfaces
The colder a surface, the more easily moisture in the air condenses on it – external walls, window reveals and cold corners are the usual spots.
Insufficient Ventilation
If moisture-laden air has nowhere to go, humidity builds up inside the property, especially in kitchens and bathrooms.
Our Condensation Control Process
Assessment
We inspect the affected areas, existing ventilation and likely moisture sources to understand what’s actually going on.
Practical Recommendations
We recommend the right combination of extractor fans, ventilation improvements or insulation for the property – not a one-size-fits-all fix.
Ventilation Installed
We install or upgrade extractor fans and ventilation to remove moisture-laden air at the source.
Mould Treatment & Finish
Where mould has already taken hold, we treat and redecorate the affected area once the underlying cause has been dealt with.

Frequently Asked Questions
Is condensation the same as damp?
Not exactly. Condensation happens when warm, moist air meets a colder surface, rather than water entering the building from outside or the ground. It produces similar-looking symptoms – mould, staining – but the cause and the fix are different.
Will cleaning the mould off get rid of it for good?
Usually not on its own. Mould needs moisture to grow, so if the underlying condensation isn’t addressed, it tends to come back. We deal with the ventilation and moisture source, then treat and redecorate the affected area.
Do I need an extractor fan, or something bigger like a PIV unit?
It depends on the extent of the problem and the property. A single extractor fan may be enough for a bathroom or kitchen, while a whole-house positive input ventilation (PIV) system can help where condensation is affecting multiple rooms. We’ll recommend what’s actually proportionate for your property.
Can you fix condensation behind wardrobes and sofas?
Yes. This is a common spot for condensation and mould, caused by restricted air movement against a cold external wall. Alongside any ventilation work, we can advise on furniture placement and airflow to help prevent it recurring.
How is condensation different from rising or penetrating damp?
Rising and penetrating damp involve water entering the building from the ground or outside. Condensation is moisture already inside the property, from everyday activities like cooking and showering, turning to water on cold surfaces. See our Rising Damp Treatment and Penetrating Damp Repairs pages for those.
