Rising Damp: Real, But Frequently Over-Diagnosed
Rising damp happens when moisture from the ground moves upwards through porous brick, stone or mortar. It’s a genuine problem – but it’s also one of the most commonly misdiagnosed. A damp patch near the bottom of a wall can just as easily be caused by a bridged damp-proof course, a blocked air brick, raised ground levels outside, a leaking pipe or plain condensation.
We don’t quote for a damp-proof course because a wall is damp at low level. We quote for one because we’ve established that’s genuinely what’s needed.
Before we recommend anything, we investigate the property as a whole – not just the spot where the staining happens to be showing.
Signs That Are Sometimes Mistaken For Rising Damp

Replastering & Finish
Salt-contaminated or damaged plaster is removed and replaced with a suitable replastering system, so the finish doesn’t fail again.

How do you know if it’s genuinely rising damp?
We look at the pattern and location of the damp alongside the wider condition of the property – external ground levels, air bricks, the existing damp-proof course, nearby plumbing and ventilation – before treating it as rising damp. A damp patch at low level doesn’t automatically mean a new damp-proof course is needed.
What if the cause turns out to be something else, like a bridged DPC?
Then that’s what we’ll recommend fixing. A damp-proof course can be bridged by raised ground levels, paving, render or debris bypassing it – resolving the bridge is often more effective, and less disruptive, than installing a new chemical DPC.
Will I definitely need a chemical damp-proof course?
Not necessarily. We only recommend one where the investigation actually supports a diagnosis of rising damp. If another cause is identified, we’ll explain why and recommend the appropriate fix instead.
Will the wall need replastering?
Often, yes. Plaster affected by rising damp can become contaminated with salts, which can continue to attract moisture and cause staining even after the original problem is resolved. Where that’s the case, we remove the affected plaster and replace it with a suitable system.
How long does rising damp treatment take?
It depends on the extent of the problem and whether replastering is needed – a straightforward DPC injection can be quick, while replastering needs time to dry out properly afterwards. We’ll give you a realistic timescale as part of your quote.
